Our Story
We set out to build a neighbourhood, not a wall with villas behind it.
Hayy began with a simple frustration: Riyadh had plenty of compounds and almost no neighbourhoods. So we designed for the walk, the shade, and the people you would meet on it.
The founders grew up on a Najdi street where doors stayed open and children belonged to the whole road, not one house. When they started developing land in north Riyadh in 2016, they kept asking why the new compounds felt like car parks with homes attached — everything sized for the vehicle, nothing for the walk.
Hayy is the answer they wished someone had built for them. Homes wrap the gardens; cars are parked at the perimeter; and 62% of the land is left open — shaded, planted, and yours to cross on foot. The first courtyard opened in 2021. Families who moved in still stop us to say the same thing: their children go outside without being told to.
How we build
Green is not decoration
The trees came before the show villa. Mature date palms and native shade were planted years ahead so the first residents inherit a grown garden.
Neighbours, then residents
A community team lives on site and runs the calendar — because a majlis only works if someone keeps the coffee coming.
Built to be handed down
Thick walls, deep eaves, and materials that age well in Najdi heat. We build for the second family in the house, not just the first.
